How much do you want to take on?
Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.
Drawings only
We draw the plans and set out the approvals your land needs, and you take the set to whichever builder you like. You carry the schedule and the risk, and you keep full control.
Kit or shell
The manufacturer's structural shell delivered with its drawings, erected by you or by a crew you hire. Common where an owner has trades in the family, or time and a tractor.
Turnkey
Raw land to move-in under one agreement. One schedule, one point of contact, one party answerable when the planning office, the health district or the building department has a question.
Every job starts with what your land is zoned for
Idaho adopts one residential code for the whole state, the Idaho residential code, but enforcement is local: the city or county that runs a building program issues the permit and inspects, and each one may set its own design criteria, including the ground snow load. Counties and cities zone the land and decide what can be built where. Off sewer, the public health district for your county evaluates the site and permits the septic system, and every well needs a drilling permit from the Idaho Department of Water Resources. Whether you are buying a kit or a whole house, those answers come first.
