Barndominium Builders in Ammon, Idaho
Ammon, on the east side of Idaho Falls, is mostly newer subdivisions, so the realistic barndominium here is a home with an oversized garage or shop bay on a residential lot, not a farm. Inside the city it is permitted as a new house: the lot's zone, a building permit filed through the city's online portal, the regional sewer connection and a full set of inspections. The design that works is a compact living space with a tall door on the street side or a detached heated shop set back on the lot. Want acreage, livestock or a long equipment building? That land is mostly outside the limits, and our Bonneville County page covers who decides there. Ammon does not force annexation, so a parcel just past the edge can stay county land. Barndominium kits fit an owner-builder whose crew will stand the steel or timber frame; a custom plan is the better route when the shop and rooms must squeeze inside Ammon's setbacks. A pole barn home makes sense on the larger edge parcels. Tell us the address through the survey and we will confirm the zone and the sewer district first.

Permits, Zoning and Septic in Ammon
The building permit, the zoning and the septic permit can come from three different offices. Here is who decides each part in Ammon, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.
City of Ammon Building Department
Inside the city limits, Ammon's Building Department handles plan review, permitting and inspections, and every permit is filed online through the city's BluePrince portal, where homeowners and contractors can apply, pay and schedule inspections. New homes, accessory dwelling units, and detached buildings over 200 square feet all need a permit. Parcels outside the limits go to the county.

City of Ammon Planning and Zoning
The Planning and Zoning Department handles rezones, variances, conditional use permits and plats, and the City Council decides land use on the Planning and Zoning Commission's recommendation under the comprehensive plan. Accessory buildings must meet the zone's setbacks, a minimum of three feet from the property line, more for taller buildings.

Eastern Idaho Regional Sewer District and Iona Bonneville Sewer District, through the City of Ammon
Ammon is served by two sewer districts for treatment. The city explains that its sewer is treated at the Oxbow plant in Shelley, run by the Eastern Idaho Regional Sewer District, which charges a connection fee collected when the building permit fee is paid.

- Roof snow must stay on your lot
- The city's building FAQ says snow and water shed from the roof of an accessory structure must stay on your own property, which is why a detached shop cannot sit right on the line; three feet is the minimum setback and taller buildings may need more (read 27 Sep 2026).
- Heated shops meet the energy code
- Ammon applies the energy code to any heated shop or detached building, not only to the house, so a heated shop bay in a barndominium is insulated to the same standard as the living space (building FAQ, read 27 Sep 2026).
- Septic beyond the sewer
- Outside the sewer districts, Eastern Idaho Public Health reviews applications, evaluates the site, issues the permit and inspects septic systems across Bonneville County (read 27 Sep 2026).

Building on land near Ammon
Most Ammon ground is platted subdivision lots, so the checks are the zone, the covenants and the shape of the lot. Look for any CC&Rs on metal siding or detached buildings, then measure the side and rear yards against the height of the shop you want, since a taller shop needs more room from the line. Find out which sewer district serves the parcel and budget for the regional connection fee paid with the permit; Falls Water, not the city, supplies water to some developments on the north side. Plats are recorded with the Bonneville County Recorder, so older rural parcels at the edge may still be county land. For five or ten acres, look east and south into unincorporated Bonneville County, where a septic permit and a private well usually replace city services.
