Barndominium Builders in Idaho Falls, Idaho
Idaho Falls is largely subdivided, platted city land along the Snake River, so a barndominium here is usually a house on a residential lot rather than a farmstead. Inside the city limits it is reviewed like any new home: the lot's zoning, the city sewer connection, a building permit through the city's online portal and the inspections that follow. It suits a buyer who wants a tall garage or a heated shop bay under the same roof as the living space, on one of the larger lots toward the edges of town. If you want acreage, horses or a long equipment building, the land is mostly outside the limits, and our Bonneville County and Jefferson County pages explain who permits there. Barndominium kits make sense when your own crew will raise the frame; a custom plan fits the shop and the rooms to the setbacks of a city lot. A kit and a modular home are different things: a modular house arrives in factory-built sections, while a barndominium kit is a frame and shell package assembled on your foundation. On a wider lot, a pole barn home gives the clearest span for the budget. Send the address through the survey and we will look up the zone and the sewer route before any drawing starts.

Permits, Zoning and Septic in Idaho Falls
The building permit, the zoning and the septic permit can come from three different offices. Here is who decides each part in Idaho Falls, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.
City of Idaho Falls Community Development Services, Building Division
Inside the city limits, the Building Division of Community Development Services takes building permit applications, plan review and inspection requests through the city's Cityworks portal, and the city states that a building permit must be obtained before construction starts. Homeowners as well as contractors can pull permits. Land outside the limits is permitted by the county instead.

City of Idaho Falls Community Development Services, Planning Division
The Planning Division works with the Planning Commission, the Board of Adjustment and the City Council to administer the city's Zoning Ordinance and Subdivision Ordinance, and publishes the zoning map and a form-based code. The zone printed on that map for your lot decides whether the house and shop can go up as drawn.

City of Idaho Falls Public Works, Wastewater Treatment Plant
The city's Wastewater Treatment Plant treats domestic and industrial wastewater from the surrounding community before releasing it into the Snake River. A house inside the limits plans around that sewer connection, not a septic field.

- New impact fees at the permit stage
- The City Council updated its Capital Improvement Plan, impact fee study and impact fee ordinance in April 2026, and the new fees took effect on 1 June 2026. They fund parks, transportation and public safety for new growth and are assessed at the building permit stage, so budget for them with the permit (read 27 Sep 2026).
- Double fee for starting early
- The Building Division warns that building, electrical, mechanical or plumbing work started before the required permit is issued is charged a double permit fee, and that no inspection can be made until the permit exists (Building page, read 27 Sep 2026).
- Septic outside the city sewer
- Beyond the sewer, Eastern Idaho Public Health reviews wastewater applications, performs onsite evaluations, issues the permits and inspects septic systems in Bonneville and Jefferson counties; its page quotes the state rule that no system may be built without a valid installation permit (read 27 Sep 2026).

Building on land near Idaho Falls
Start with the city's zoning map and the subdivision plat: most Idaho Falls lots were platted for ordinary houses, and many subdivisions add covenants on siding, roof pitch or detached shops, so read the CC&Rs alongside the zone. Eastern Idaho winters are long and snowy, so the design snow load and frost depth come from the building official for your site rather than a rule of thumb. Where an irrigation lateral runs along the back fence, its owner holds a right-of-way, and a shop, fence or planting inside that strip needs the owner's written permission first. Check the sewer route and the new impact fees before you commit to a lot. For real acreage the search moves out into unincorporated Bonneville County, or north into Jefferson County around Rigby.
