City of Sandpoint Planning & Community Development, Building team
Inside the city limits, the Building team of Planning & Community Development takes a project from pre-application meeting through final inspection before a certificate of occupancy is issued. Land outside the limits is under Bonner County, which runs a different system.

Sandpoint's wastewater collection system is about 50 miles of gravity sewer and 19 lift stations carrying sewage to the treatment plant beside the Pend Oreille River, and it serves more than 9,000 people. Building on land near Sandpoint
In town the lot decides the building. Find the zoning district first, then look at the ground: low parcels near the lake and the creeks can carry flood-map conditions, and on a narrow lot a wide shop door can be hard to place. Plan for heavy snow shedding off a metal roof and keep it clear of the driveway and the neighbour's fence. Confirm the sewer connection and its fee early, since the city publishes them. If what you want is five acres and a big equipment shop, the land is mostly outside the city, where Bonner County's rules and Panhandle Health District's septic permit take over.
