In-town Jerome lots are flat and mostly served by city sewer and water, so the real limits are setbacks, lot width and any subdivision covenants. On the main corridors, remember the design review line along Lincoln Avenue and Main Street. Edge-of-town parcels can straddle the city and county, so confirm which side you are on before paying for plans. Farm laterals run close to some neighbourhoods; a lateral on or beside the lot is someone's easement, and the house, fences and trees stay out of it unless its owner signs off in writing. Expect dairy country around town, with the smells and truck traffic that come with it. If sewer cannot reach the parcel, South Central Public Health District handles the septic permit.
